In 2012, Integran was contracted to secure the necessary development approvals for the Belyando Estate, an 800-lot residential subdivision. The Belyando Estate located in Moranbah had experienced high levels of growth due to the expansion of coal mining operations within the area.  High levels of demand for all types of residential accommodation had triggered a substantial increase in suburban house and land prices.

Integran acted as the lead consultant on this project, appointed by IRC as the Development Manager, to oversee the ‘roll out’ of allotments in the Estate. As part of this role Integran managed over ten consultants to facilitate preparation and delivery of tenders, operational works plans, contracts and marketing plans. Additionally, Integran provided advice around planning, development and lodgement of applications for a material change of use and re-configuring a lot including a plan of development with Economic Development Queensland (EDQ). This included the drafting of a specific development code, a plan of development, and negotiations with the EDQ.

Investigations by Council revealed several significant infrastructure thresholds had been reached by the township including essential services such as: water supply, sewerage, electricity and flood free access.

Integran coordinated adjoining land owners and Council to ensure the extension to the trunk infrastructure network was completed efficiently and catered for all future development whilst being delivered in a consistent manner. Integran also drafted a business case to determine the most suitable High Flood Immunity Access that would be both convenient and provide strategic access along with high flood immunity access to the Belyando Estate. This business case was used to apply for State funding for the access.

  • Provision of planning and development advice;
  • Preparation and lodgement of an application; and
  • Representation of client from a Development Management perspective and client partnering.
